2022 at a Glance - Professionally

2022 was a year of transition for me professionally. Actually, it was a year of transition for everyone in the real estate business. The market went from RED HOT to ICE COLD. Okay, maybe not that extreme, but it certainly isn't red hot anymore. Rates went from 3% to over 7%, which caused an extreme slow down in the market. And this happened at THE EXACT time I decided to leave my cushy salaried position at Redfin for a 100% commission position with Compass. It was a BOLD move. But, I thought out this move. I knew the market was shifting, and I decided that I would rather have more opportunity I had control over versus limiting myself to what Redfin could do for me.


In 2021 I sold 85 homes and $63 million in sales



In 2022, I sold 34 homes and $28 million in sales




From an outsider, it appears I did less than half the business I did the previous year, and on paper, that is correct. However, at Redfin, I was paid a salary plus a small bonus for each transaction I closed. At Compass, I am running my own business, so I keep all of the commission the seller pays (well, that's a lie, I have to pay my brokerage first, but it is not NEARLY as much as Redfin would keep before they paid us). Also, at Compass, it is me, myself and I (and my transaction coordinator). I don't have a large team to help me. I am responsible for everything, and until I get busy enough to hire someone, this is how it will be. As long as I don't get overwhelmed, this is not a problem since I am a bit of a control freak anyway. I remember my first few months at Redfin. I had a VERY hard time giving up control over a huge part of the business I was used to being in control of. But, once I started doing the volume I was doing, I HAD to trust them.


Once I transitioned to Compass, I not only had to take over the entire real estate process, I also had to run a business, which is a job in itself, and something I will write more about in a future post.


2022 was a year of transition, and I look forward to settling into my new role as business owner in 2023.
